Industrial Park

Cottage Grove's 792 acre Industrial Park is situated between 80th and Jamaica Street on U.S. Highway 61. It is only 6 miles south of Interstate 494, 10 miles south-east of Interstate 94, and 15 miles from the Twin Cities. The City of Cottage Grove welcomes new development in our industrial park.

The City of Cottage Grove approved a preliminary plat of the Industrial Park in 1997. Development commenced in 1998 and the City has been developing the park following the original plat layout since that time. The City has provided infrastructure and development-ready site guarantees for business partners.

Transportation and Distribution
Highways
Trunk Highway 61/10 The four lane divided highway is the Industrial Park's main connector to the nearby Interstate System and is currently undergoing a $252 Million dollar upgrade to full freeway status. The upgrade will allow for direct access to Interstate 494, on the north border of the neighboring community of Newport. The project has several stages and final project completion is anticipated by the end of 2007.

Interstate 494
Located six miles north from the Jamaica Avenue and Highway 61 intersection, I-494 provides connectivity to the Twin Cities roadway system. I-494 also allows access to other Interstates including I-35W, I-35E and I-94. As part of the Highway 61 improvement, Interstate 494 will double in size in the Cottage Grove area.

Interstate 94
Just ten miles north from the Jamaica Avenue and Highway 61 intersection, this interstate can also be accessed off of Highway 61 (by Washington County Highway 19) and Minnesota Trunk Highway 95. These links have a year round trucking weight capacity of 80,000 lbs., however more truck weight can be accommodated by special permits from Washington County.

Rail
Cottage Grove is served by CP Rail System and Burlington Northern, with the CP Rail System serving the Industrial Park. Key services CP Rail offers prospective industry:

  • Assistance in developing material suppliers and product users now located on the Railroad's System.
  • Seamless transportation to the east coast and the west coast plus interchanges with 98 carriers at 260 points in North America.
  • 19,000 miles of rail on CP Rail System, this is comprised of CP Rail, Soo Line and the Delaware Hudson.
  • Financial or material assistance from CP Rail for track construction, based upon the company's guidelines for return on investment.

Airports
Minneapolis / St. Paul International Airport (MSP)
Located 20 minutes northwest of Cottage Grove, this facility is served by ten commercial airlines, eight regional airlines, 14 air cargo carriers, and 40 freight forwarders. Industrial Park Utilities
The City of Cottage Grove is served by Xcel Energy. This investor owned utility provides both electric and natural gas services to the Industrial Park. Contact Xcel Energy to have them develop a customized energy proposal for your specific energy requirements.

Zoning Ordinances
The Cottage Grove Industrial Park has three special industrial zones (I-1, I-2, and PB). Parcels nearest Highway 61 are intended for light industrial usage. The interior of the park is available for heavier applications. Sites that are not served by rail would be considered light industrial.

Site Pricing
The Cottage Grove Industrial Park is comprised of parcels owned by private individuals and enterprises. The price per square foot of raw land for projects completed in 2005 is from $2.50 to $2.90.

Cottage Grove provides some financing opportunities for development in the Industrial Park. As our Growth Partners motto suggests, we will make every effort to help make development in our Industrial Park possible for your company.

Taxes
Minnesota real estate taxes are based on market value, construed to be the price that a willing buyer would pay to a willing seller in a free market. Tax capacity multiplied by the tax rate equals property taxes. Tax capacity is the value of the commercial / industrial property under $150,000 multiplied by 1.5%, plus any value over $150,000 multiplied by 2.0%.

The preliminary total tax rate for Cottage Grove in 2005 is 105.1%. The City of Cottage Grove does not impose any additional taxes on commercial and industrial properties.
